Published report standard

Research that shows its work.

Valuebox 7 is a human-reviewed research service, not a black-box AVM. The report explains its sources, calculations, assumptions, limitations, and intended use so a reader can judge the work on the evidence presented.

1. Assignment review

Confirm the asset, intended use, deadline, geography, available records, requested scope, and whether a regulated appraisal is required.

2. Source collection

Gather client-authorized records and relevant public, governmental, broker, market, company, or industry sources. Record source dates and access limits.

3. Evidence analysis

Select methods that fit the assignment: comparable sales, income and cash flow, land, cost cues, business earnings, assets, market multiples, or investor-return scenarios.

4. Reconciliation

Explain which evidence receives more or less weight, show the assumptions that drive the result, and present a supported educational range or scenario set.

5. Quality review

Check calculations, internal consistency, source references, names, dates, stated limitations, and whether the report stays inside the accepted scope.

6. Delivery and correction

Email the digital report to the ordering address. Correct confirmed factual or clerical errors within one business day after complete supporting information is received.

Sources and traceability

Sources may include county and municipal records, assessor and recorder data, planning and zoning material, listing and brokerage information, transaction records, company filings, financial statements, leases, rent rolls, market publications, mapping sources, photographs, prior reports, and documents supplied by an authorized customer. Availability and reliability vary by market.

Reports distinguish known facts, customer representations, third-party data, assumptions, calculations, and analyst judgment. Material sources and their dates are identified. Valuebox 7 does not claim direct MLS access where none exists and does not disguise unavailable data with unsupported precision.

For complex global projects, sources may also include government geological surveys, claim or license registries, maps, GIS and remote-sensing material, drilling and sampling records, assay and laboratory certificates, chain-of-custody documentation, technical studies, permits, environmental records, infrastructure information, project models, transaction documents, and public-company filings. The report records dates, authors, provenance, conflicts, and material data gaps.

Analytical approaches

Real-estate work may use sales comparison, income capitalization and cash-flow scenarios, land or site analysis, and cost or replacement cues. Business research may use normalized earnings, SDE or EBITDA, asset support, market multiples, customer concentration, working capital, debt, equipment, inventory, and forecast scenarios. Investor research may organize cap rate, DSCR, debt yield, cash-on-cash return, IRR, equity multiple, break-even occupancy, and sensitivity cases when the available information supports those calculations.

No method is mechanically averaged. The report explains relevance, comparability, data gaps, and why one indication receives more weight than another.

What every completed report should identify

  • Order reference and report date
  • Property or business identification
  • Intended use and intended recipient
  • Effective date and geographic scope
  • Materials supplied by the customer
  • Market and comparable evidence considered
  • Calculations and material assumptions
  • Information gaps and limiting conditions
  • Educational range or scenario conclusions
  • Clear non-appraisal disclosure

Appraisal updates and recertifications

Valuebox 7 cannot recertify, update, extend, transfer, or sign a prior appraisal. Those services must be performed by the original appraiser or another qualified appraiser who accepts the assignment under the applicable professional and licensing rules. A prior appraisal can be uploaded as research material, but the resulting Valuebox 7 report remains separate educational market research.

Global Strategic Study standard

A Global Strategic Study begins with a data-room manifest and question set. The analyst separates supplied facts, public records, third-party work, assumptions, calculations, and judgment; grades the usability of material evidence; tests the requested transaction or development questions; and delivers an executive brief, evidence matrix, risk register, source appendix, and prioritized plan for confirmatory work.

The study is independent Valuebox 7 decision support. It is not issued or endorsed by SGS Société Générale de Surveillance SA and does not replace any Qualified Person, Competent Person, engineering, environmental, legal, appraisal, securities, or investment deliverable required for the project or jurisdiction.

Before relying on a report

Confirm the recipient’s requirements first. Valuebox 7 does not promise acceptance by a lender, court, regulator, insurer, investor, taxing authority, or other third party. Material decisions should be supported by the legal, tax, engineering, environmental, lending, and licensed valuation professionals appropriate to the transaction.
