Transparent by design
Valuebox 7 is an independent, human-reviewed research service designed for owners, borrowers, brokers, investors, and deal teams that need organized market evidence before or alongside a formal valuation process.
It is not a one-click AVM, an MLS, a public-records bureau, or a licensed appraisal firm. Each accepted assignment defines the intended use, source set, assumptions, limitations, price, and delivery target in writing.
Valuebox 7 publishes what the service provides, what it does not provide, and how customers can reach support.
Company detailsPublic, governmental, broker, market, company, and customer-authorized sources are identified with material limits.
Research standardSquare handles payment, Dropbox receives uploads, and order documents are not sold or used for advertising profiles.
Privacy noticeValuebox 7 cannot recertify, update, transfer, or sign an appraisal. Credentialed work stays with qualified professionals.
Service termsDifferent paths to a better-supported range
No single formula fits every asset. Valuebox 7 selects the approaches that match the property, operating business, intended use, and evidence, then explains where the indications agree, where they diverge, and which data deserves the most weight.
Research recent closed sales, listings, pending evidence, and relevant transactions. Compare price per square foot, unit, room, acre, or other market measure, then examine location, size, condition, age, rights conveyed, financing, and market timing. The strongest evidence is reconciled—not mechanically averaged.
Organize rent, vacancy, other income, operating expenses, and normalized net operating income. Where data supports it, test direct capitalization and discounted cash-flow scenarios using clearly stated rent growth, vacancy, expense, financing, holding-period, and exit assumptions.
Study comparable land sales by acre, square foot, buildable unit, or approved density. Review zoning, entitlements, access, utilities, topography, environmental constraints, demolition, and development potential. Extraction or residual techniques are used only when the inputs can be supported.
Consider replacement or reproduction cost, physical depreciation, functional or economic obsolescence, site contribution, and entrepreneurial incentive. Cost evidence works as a reasonableness check when buyers would compare the existing asset with building or acquiring an alternative.
Normalize revenue, cost of goods, payroll, owner compensation, one-time items, SDE or EBITDA, working capital, debt, equipment, inventory, customer concentration, and recurring earnings. Market multiples, asset support, and scenario methods can be considered when the records and business stage support them.
Research NOI, capitalization rate, DSCR, debt yield, cash-on-cash return, break-even occupancy, levered and unlevered cash flow, IRR, equity multiple, payback period, and sensitivity to price, rent, vacancy, expenses, financing, and exit assumptions.
Reconciliation + global spectrum
The report identifies data sources, material assumptions, limitations, and the reason each approach receives more or less weight. International work may also address local currency, the exchange-rate date, regional transaction multiples, country and regulatory risk, and differences in market transparency. The output is a reasoned educational range and scenario analysis—not a promise of price, liquidity, or investment return.
Optional with Valuebox 7 Levels 1–4 and One-Day
Request business-only analysis or ask for the real estate and business to be shown separately and together. State that scope in the intake notes. Operating businesses must upload three years of financials plus current interim information; startups provide a plan, projections, and the assumptions supporting them. This add-on is not combined with the standalone $9,500 Expanded Property Market Research service.
These are appraisal-style analytical disciplines used for educational research. Valuebox 7 does not issue a licensed appraisal, certified or accredited business valuation, fairness opinion, audit, investment advice, or guarantee of a sale price or future return.
Six options. One streamlined order.
Compare timing and scope, then start one clear intake. On eligible reports, add the optional $1,300 Business Value Analysis with one click.
Swipe on mobile or use the arrows to compare every report.
Optional Business Value Analysis: $1,300. Select the add-on directly on Levels 1–4 or One-Day. The Expanded Property Market Research service remains standalone.
Turnaround targets begin only after written acceptance, payment, complete information, and any required access. Rush capacity may be unavailable. Taxes and permitted third-party fees, if any, are disclosed before acceptance. Available Square checkout buttons and QR codes appear only after the required intake and acknowledgments are completed.

High-grade report architecture
Professional boundary
The GSS is not an NI 43-101, JORC, CRIRSCO, or SEC S-K 1300 technical report; a Qualified Person or Competent Person report; a resource or reserve statement; a feasibility study; an engineering or environmental certification; a legal title opinion; an appraisal; or investment advice. When one of those deliverables is required, it must be completed or signed by the appropriately qualified independent professional.

Inside every rapid report
The Valuebox 7 rapid product is designed to organize a decision—not imitate a regulated appraisal. Every brief shows what was considered, assumed, and where more diligence may be needed.
For property outside the United States, Valuebox 7 starts with the same practical question—what does the available market evidence support?—then rebuilds the intake around the country, region, currency, language, ownership structure, and data sources that actually apply.
Every international request is reviewed for feasibility before payment. If credible local evidence is unavailable, the assignment is narrowed, repriced, or declined instead of forcing a confident-looking answer from weak data.
Pricing is shown in U.S. dollars. Data access, translation, taxes, local third-party costs, and rush availability are confirmed in writing.
